Water Heater Maintenance in Ottawa

Ottawa water leaves sediment in the bottom of a tank and scale inside a tankless unit. An annual service clears both, and it is the difference between a tank lasting eight years and twelve.

What an Annual Service Covers

Tank Flushed

Sediment settles on the bottom, directly above the burner. It steals capacity, makes the burner work harder and is the most common reason a tank fails early.

Anode Rod Inspected

The sacrificial rod that corrodes so the tank does not. Replacing a spent rod is inexpensive; replacing a rusted-through tank is not.

Relief Valve Tested

The safety device that stops a tank becoming a pressure vessel. Rarely thought about, occasionally seized, and worth two minutes a year.

Burner and Venting Checked

On gas units we confirm clean combustion and that the flue is drawing properly. This is a safety check, not an efficiency one.

Tankless Descaling

Hard water leaves scale inside the heat exchanger, which shows up as reduced flow and fluctuating temperature long before it shows as a fault.

Temperature Verified

Set high enough to be safe from bacteria, not so high it scalds. Most tanks we see are set higher than they need to be, which costs money every day.

Why Ottawa Water Makes This Matter

Sediment accumulates in every tank, but the rate depends on water hardness. In this region it builds fast enough that a tank left unflushed for a decade can lose a noticeable share of its usable capacity — you run out of hot water sooner and never quite work out why.

The same minerals form scale inside a tankless heat exchanger. There the symptom is different: flow drops and the temperature starts to swing during a shower. Descaling restores it. Left long enough, it does not.

What It Buys You

  • A tank that reaches twelve years instead of eight
  • Full hot water capacity rather than a slowly shrinking supply
  • Lower running cost, because the burner is not heating through a layer of sediment
  • Early warning before a tank fails, rather than water across the basement floor

Common Questions

How often should it be serviced?

Once a year for both tank and tankless. Tankless units in hard water sometimes benefit from more frequent descaling.

Can I flush the tank myself?

You can, and it helps. A service also covers the anode rod, the relief valve and the combustion check, which are the parts that matter for safety.

My tank is a rental. Does that change things?

Usually the rental agreement covers servicing. Tell us who it is with and we will point you the right way.

Is it included in a protection plan?

Yes. The plan covers the annual visit plus priority booking and reduced repair rates.
