What We Fix

No Hot Water

On gas tanks usually the thermocouple, the gas valve or a pilot that will not stay lit. On electric, usually an element or thermostat. All diagnosed rather than guessed.

Not Enough Hot Water

Often sediment build-up stealing capacity from the bottom of the tank, or a failed lower element heating only half the volume.

Water Around the Tank

Sometimes a fitting or the relief valve, which is a repair. Sometimes the tank itself, which is not — and knowing the difference quickly matters.

Tankless Error Codes

Tankless units report faults as codes. We read them properly instead of resetting and hoping, which is how ignition faults become expensive.

Rumbling or Popping

Sediment boiling under the burner. Usually a flush, occasionally a warning the tank is near the end.

Pilot Will Not Stay Lit

Thermocouple, thermopile or a blocked air intake. Common, cheap, and usually fixed on the first visit.

When a Tank Is Leaking

If water is coming from the tank body itself rather than a fitting, the tank has failed and no repair will bring it back. What matters then is limiting the damage.

Shut the cold water supply valve at the top of the tank. For a gas unit turn the control to off; for electric, switch off the breaker. Then call us — a failed tank is a same-day replacement, not something to leave until the weekend.

If the water is coming from a fitting or from the relief valve discharge pipe, that is usually a repair and not an emergency, but it should still be looked at.

Repair or Replace?

  • Under 8 years — usually worth repairing.
  • 8 to 12 years — depends on the fault and the cost.
  • Over 12 years — replacement is generally the better value.
  • Leaking from the tank body — always a replacement.
