What an Annual Service Covers

Heat Exchanger Inspected

The single most important check. A cracked heat exchanger can leak combustion gases into the air you breathe, and it is not something you can see or smell from the outside.

Burners and Ignition Cleaned

A fouled flame sensor is the most common cause of a furnace that lights and then shuts down seconds later. Cleaning it during a service prevents the 2am call.

Combustion Tested

We measure the burn rather than eyeball the flame, so the furnace is running at the efficiency it was designed for and venting safely.

Condensate System Cleared

High-efficiency furnaces produce water. When the drain or trap blocks, the furnace locks out — usually on the coldest night, because that is when it runs hardest.

Airflow and Filter

Restricted airflow trips the limit switch and makes a healthy furnace look broken. We check the filter, the blower and the return.

Safety Controls Verified

Pressure switches, limit switches and the roll-out sensor all tested. These are the parts that shut the furnace down before something goes wrong.
